Maharashtra Revolutionizes Property Valuations with Online Access to ‘Ready Reckoner’ Rates

In a progressive step towards digital transparency, the Maharashtra Department of Registration and Stamps has launched the ‘Jio Portal,’ allowing residents to access ‘Ready Reckoner’ rates online for government and private lands across the state. With 22 districts, including Pune, and 400 municipal corporations already on board, this user-friendly initiative is set to kick off from January 2024, providing a hassle-free means for citizens to ascertain land values across various cities and villages.

The ‘Ready Reckoner’ represents the predetermined price of a land set by the government, determined collaboratively by the Town Planning Department and Registration Stamps Department. Traditionally, individuals had to physically visit sub-registrar offices to obtain these rates for properties like land, houses, and flats, along with tedious paperwork. This process is now becoming obsolete as ‘Ready Reckoner’ rates are moving online.

The development of the ‘Jio Portal’ has been in progress for the last one and a half years, gaining momentum in the last six months. To simplify the understanding of ‘Ready Reckoner’ rates, the system divides them into three phases: rural, urban, and impact areas. The Maharashtra Remote Sensing Application Center (MRSAC) contributes to this initiative with a Geo Information System (GIS) map covering every part of the state, integrated with ‘Ready Reckoner’ data from the Registration Stamp Duty Department.

The ongoing work involves the collaboration with MRSAC, with 22 districts already uploaded into the system. The remaining 13 districts are expected to be added to the portal in the coming year, bringing the entire state under the purview of this digital platform.

This endeavor is not just a technological leap but a significant stride towards empowering citizens with readily accessible information, streamlining the process of property valuation and ensuring a more informed real estate landscape.
