Streamlined Homebuyers’ Registration Process: A Step-by-Step Guide

Buying a property is a significant milestone in anyone’s life, and the registration process is an essential step in ensuring the legality and ownership of the property. To make this process hassle-free and convenient for homebuyers, the registration department has laid out a simple and efficient procedure that follows stipulated norms. Here’s a step-by-step guide to help you navigate through the registration process smoothly:

  1. Visit the Sub-registrar’s Office: Begin by visiting the sub-registrar’s office with all the necessary documents. The officials at the office will inform you about the registration fees and stamp duty payable for the property.
  2. Payment of Fees: Pay the specified amount through electronic Secure Bank & Treasury Receipt/ Government Receipt Accounting System (e-SBTR/GRAS).
  3. Pre-filling the Input Form: Fill out the input form in Marathi on the IGR Portal and take a printout. Attach this form to the relevant documents.
  4. Appointment for Registration: Fix an appointment for registration one or two days prior to the intended date of registration. You can e-book the time slot on the IGR portal.
  5. Document Submission: On the appointed date and time, submit the complete document along with the input form at the token window at least 30 minutes before the allotted time.
  6. Execution of Document: At the designated time, all parties involved in the transaction must be present before the sub-registrar. They need to admit the execution of the document and provide their photograph, thumb impression, and signature on an additional sheet of paper in the presence of the sub-registrar.
  7. Witness and Identification Proof: The witness will also be photographed and must provide identification proof such as PAN card, Aadhar card, driving license, etc.
  8. Payment of Fees: Pay the exact registration fees and computer service charges online through the IGR portal. The computer service charges are Rs. 20 per page.
  9. Document Return: You will receive the registered document within 30 minutes of obtaining the receipt.
  10. Dealing with Officials: Always deal with officers and staff of the registration department who display a government identity card with the government seal.

Medical Grounds: In case a person is unable to attend the office on medical grounds, they can apply to the sub-registrar through a duly authorized representative, stating the fact. The sub-registrar will visit the person after office hours, and the execution process will be completed in the presence of the sub-registrar.

Following these steps diligently will ensure a smooth and successful registration process for homebuyers. It is essential to adhere to the prescribed norms and work with authorized officials to avoid any complications and ensure the legality and authenticity of the property transaction.
