Strata Unveils Fractional Ownership Opportunity with Rs. 78 Crore Aim for Plush Pune Office Asset

Strata, India’s foremost tech-enabled commercial real estate (CRE) investment platform, has introduced its latest venture—an upscale, Grade-A office property in Pune—available for fractional ownership. The property, leased to India’s largest flexible working space, has set a fundraising goal of Rs. 78 crore, with over Rs. 38 crore already secured within the first 48 hours.

Strategically positioned in the heart of Pune, boasting an approximate area of 53,000 sq. ft, and featuring a 5-year lock-in and lease, the asset is anticipated to provide a gross entry yield of 9.1% and a total IRR of 13.1%. Its location in the bustling IT neighborhood of Viman Nagar, complemented by an upcoming metro line and a surrounding commercial ecosystem, enhances its appeal. The tenant’s commitment to occupying the property for the entire pre-leased period further solidifies its attractiveness for potential investors.

Sudarshan Lodha, Co-founder & CEO of Strata, expressed enthusiasm about the launch, stating, “This asset is a perfect combination of strategic location, high-quality property, and an industry-leading tenant, making it an optimum investment opportunity for investors looking to invest in this ambitious city.”

With continuous efforts and unwavering investor trust, Strata has surpassed Rs. 1300 crore in assets under management (AUM). Lodha acknowledged the team’s dedication and thanked investors for their constant support in achieving this milestone.

Strata’s commitment to promoting retail investment in Grade A commercial properties has led to the launch of premium assets in various cities, including Bengaluru, Chennai, Hosur, Jaipur, Hyderabad, and Pune. Since its inception, Strata has played a pivotal role in creating a new asset class of fractional ownership in India, democratizing high-end, limited-access CRE investments. The platform has garnered the confidence of over one lakh users and 3000+ active investors, with approximately 25% of its investor base comprising NRIs. Institutional investors, such as Kotak Investment Advisors, Gruhas Proptech, Sabre Investments Elevation Capital, Mayfield, and PropStack, back Strata, further solidifying its position in the market.
