Pune and Pimpri Chinchwad Housing Societies Stuck in Legal Limbo Over Conveyance

Over ten thousand housing societies in Pune and Pimpri Chinchwad find themselves in a precarious situation, still awaiting conveyance deeds from their developers. The absence of these legal documents leaves these societies without full ownership of their land, potentially hampering their building redevelopment efforts.

Urgent Need for Resolution: District Deputy Registrar Sanjay Raut has advised these housing societies to consider seeking deemed conveyance as a viable legal process to secure land ownership. The matter was discussed during a seminar held as part of the “Housing Society and Quality City” three-day conference. This event was jointly organized by the State Cooperative Department, Pune District Cooperative Housing and Apartment Federation, National Society for Clean City (NSCC), and Pune Municipal Corporation.

Practical Solutions: The conference featured an exhibition aimed at providing practical solutions for housing societies, underlining the gravity of this issue. The absence of conveyance deeds could have long-term repercussions for the affected housing societies.

Current Landscape: Sanjay Raut shared insights during the seminar, stating, “Out of approximately 20,000 housing societies and 15,000 apartments in Pune and Pimpri Chinchwad, only about 3,000 societies have received conveyance deeds from their builders.” Notably, around 7,000 societies have proactively pursued deemed conveyance. In addition, about 700 societies fall under the Maharashtra Housing and Area Development Authority.

Government-Owned Land Exception: Sanjay Raut highlighted the exemption for societies with government-owned land, which do not require conveyance deeds or deemed conveyance. However, for the remaining ten thousand societies, obtaining conveyance deeds is of paramount importance. Delaying action may lead to a potential loss of legal land ownership, underscoring the urgency of resolving this issue promptly.
