In a troubling development for the real estate sector in Pimpri-Chinchwad, well-known builder Khemchand Uttamchand Bhojwan of Pyramid Developers, along with First Developers and their partners, is facing cheating allegations. The case, registered at Wakad Police Station, sheds light on a housing project in Tathawade, raising concerns about the fulfillment of promised amenities and adherence to deed conditions.
Deceptive Practices Unveiled: The complaint, filed by Dayanand Rawalnath Patil, accuses the builder of deceptive practices related to The Nook Housing Society. Promised amenities such as a banquet hall, skating rink, and badminton court, explicitly outlined in the purchase deed, were allegedly not provided. Flat holders claim that maintenance costs were collected despite the absence of these promised facilities.
Critical Infrastructure Mismanagement: The sewage treatment plant, crucial for the proper functioning of the housing project, is said to have been established at a location different from the approved site. This discrepancy has raised concerns about the adherence to regulatory guidelines and the overall management of essential infrastructure.
Financial Irregularities and Incomplete Ownership Transfer: The builder is also accused of financial irregularities, with flat holders alleging that maintenance fees collected, amounting to approximately 50 thousand rupees over two years, were not accounted for. Possession of flats, as per the agreement, has reportedly not been granted, and the necessary occupancy certificate remains pending. The transfer of land and building ownership to the society, despite registration, is said to be incomplete.
Legal Action and Ongoing Investigation: The case, covering the period from March 3, 2016, to January 14, 2024, has been registered against the accused builder. Khemchand Uttamchand Bhojwan is currently at large, and no arrests have been made. The Wakad Police Station is actively investigating the matter, and updates are anticipated as the case progresses.
